Inspection Checklist
- Check for improper grading, negative slope (most common deficiency) or too high
- Check for roof for worn shingles, age of roof?
- Check for eavestroughs and downspouts-missing extensions to downspouts
- Check for old or worn exterior siding
- Check for rotting or poorly sealed exterior trim
- Check steps and decks for rot and proper railings/handrails
- Check for cracks in foundation
- Check for leaks in basement-water stains-efflorescence-water damaged materials
- Check for structural problems
- Check for sagging framing
- Check for rotting posts
- Check for sagging roof lines
- Check size of electrical service, minimum is 100Amp
- Check for # of circuits on distribution panel
- Check for old wiring, any knob and tube wiring?
- Check furnace filter
- Check age of furnace
- Check age of oil tank if any, any oil smells?
- Check ductwork
- Check age of electric heaters
- Check for natural gas odours, call Gas Company ASAP if any noted!
- Check age of water heater, rental?
- Check for plumbing leaks
- Check supply lines for old galvanized steel or lead lines or brass
- Check for old lead piping for main water supply, typical in all old homes
- Check waste lines for old cast lines, galvanized steel or lead lines
- Check for floor drain
- Check water pressure upstairs
- Check for handrails and/or railings in all stairs
- Check for wall insulation if possible
- Check for attic insulation and ventilation
- Check interior finish for wear or water stains and damage
- Check windows and doors
- Check bathrooms and kitchens for wear and tear, weak shower tiles
- Check if old fireplaces or wood stove have been inspected by specialist or WETT
